House demolition cost UK: what knocking a house down costs in 2026

A house demolition price is mostly machinery time, labour, waste handling and compliance. Here is what typical 2026 quotes look like, what moves them, and the three jobs that have to happen before the first machine arrives.
The typical price, and why the range is wide
A straightforward 2–3 bed house with decent access typically prices at £8,000–£15,000 in 2026 quotes, and bigger or awkward jobs go well beyond that. The spread is wide because three things vary hugely between sites: size (more volume means more machine time and more waste away), access (a house an excavator can reach from the road is far cheaper than one taken down by hand behind a terrace), and asbestos (survey findings can add licensed removal work before demolition can start). These are typical market ranges, not fixed prices; the only real number is a quote for your actual site.
What's usually in the quote
- Site setup: hoarding or fencing, welfare, and protection for neighbouring property.
- The demolition itself: machinery, operators and labour to slab level, with the slab and foundations either left, broken out, or grubbed up per your spec.
- Waste handling: loading, haulage and disposal or recycling of the arisings. Crushed concrete and brick can sometimes be reused on site, which offsets cost; salvageable materials sometimes earn credit.
- What's often NOT included: the asbestos survey and any licensed removal, disconnection fees charged by utility companies, and party wall matters where the house adjoins a neighbour. Check each quote's exclusions line by line.
The three jobs that come first
- Serve the Section 80 demolition notice. Written notice to the local authority at least 6 weeks before starting, under the Building Act 1984. See the Section 80 guide.
- Get the refurbishment/demolition asbestos survey. Required before demolition under the Control of Asbestos Regulations 2012, see the asbestos guide. Findings feed straight into the price.
- Disconnect the services. Gas, electricity and water must be properly disconnected by the suppliers or network operators before demolition, and they work to their own lead times, so start this early.
Keeping the price down
- Sort access before quoting. If a machine can reach the building, say so and show it; hand demolition is what makes small jobs dear.
- Have the asbestos survey done before you ask for prices. Contractors quoting blind either pad the price or exclude asbestos entirely, and the exclusion is worse.
