Garage demolition cost UK: typical 2026 prices for garages and sheds

Garages, sheds and outbuildings are the cheap end of demolition, but two things regularly surprise people: asbestos cement roofs and what happens to the slab. Here is the honest picture.

These are typical 2026 quote ranges, not fixed prices. Access matters even at this scale: a garage a grab lorry can park beside is quick; one at the end of a long narrow garden means barrowing everything out by hand.
The asbestos cement roof question
A large share of older UK garages have corrugated asbestos cement roofs. Asbestos cement is at the lower-risk end of asbestos materials, but its removal and disposal must still be done in line with the Control of Asbestos Regulations 2012 and HSE guidance (hse.gov.uk/asbestos), and disposal is as licensed asbestos waste, not general rubble. Tell contractors about the roof up front; a quote that ignores it is not a real quote. Slab, base and what you're left with
- Slab left in place is the cheapest finish, fine if you're rebuilding on the same footprint.
- Slab broken out and removed adds machine time and waste away, and is what most people rebuilding elsewhere or returfing actually need. Price both options.
- Services: garages with power need the electricity safely disconnected first; a garage with a water feed or gas appliance needs the same treatment as any other building.
- Do you need a Section 80 notice? Small structures are generally outside the notice requirement, but attached garages and larger outbuildings can be caught, check with the council or see the Section 80 guide before assuming.
